Our focus in managing commercial real estate in Germany is to represent and uphold the interests of our clients. What enables us to take the place of the property owner is that, as an independent global property manager, we are unhampered by conflicts of interest. This is the freedom we need to assess each situation from the owner’s perspective and to act accordingly, in the best interst of the client. It would be harder to ensure the necessary objectivity if we were a real estate service company affiliated to a construction group, brokerage firm or bank.
Multi-Dimensional and yet Bespoke
IC Immobilien Group covers all dimensions of commercial property management. Our services are not limited to one-dimensional commercial and technical management. We will also assume the handling of financing issues, and have proven a reliable partner in this respect for many years, particularly for our international clientele. In addition to property accounting or rental accounting, we will also take care of client accounting – yet another dimension of our service package. Where individual properties are owned by private investors (e.g. closed mutual funds, private placements), we will also provide individual investor support, including the organisation of shareholder meetings – a service few others can offer. Our clients decide for themselves which options to select from this exceptionally wide service spectrum.

Thanks to our extremely broad-based, multi-dimensional range of services, the data records we gather on the properties we manage are far more expansive than those of other providers. For example, we record not only the agreed rent rate but also the notice period and rent-free periods. Having access to this wealth of data ultimately allows us to adjust and manage our clients’ portfolios with a greater degree of precision. After all, any data analysis is only as good as the underlying data, which is why we rely on a state-of-the-art SAP system that few other market players can match In fact, we upgraded the SAP ECC 6.0. we use by adding a SAP Business Intelligence 7.0 module.
